We start from a residential building that dates back to the year 1993, located in the urban center of Gijón, to develop a series of rehabilitation and modernization actions in order to improve its energy performance and accessibility.
The building presented pathologies and damage to its main facades and patio facades., on which it was necessary to act imminently, as well as, deficiencies in the health of some storage rooms located in the basement, and lack of accessibility between public roads and homes.

Works are proposed that do not affect the supporting structure of the building, focused on repairing said damages, but at the same time, that improve aesthetics, functionality and sustainability of the building: Installation of an exterior insulation system based on expanded polystyrene rigid foam panels with a mortar plaster finish with silicone resin with a biocide-free protection film on the building's facades. Replacement of part of the existing carpentry, aluminum without thermal break, for others made of PVC with double low-e glass and insulated blind box.

Raising the floors of the attic floor terraces to improve their waterproofing and addition of thermal insulation. Placement of thermal insulation inside false ceilings of open arcades.
Waterproofing the basement wall in the garage ramp area and adjacent storage rooms.

Communication with the Community of owners was essential and constant to achieve an aesthetic finish that adapted to current times., out of your liking.
